Asset Management Financial Modelling - Remote
GreenTree is an asset management firm specializing in real estate investment banking in China.
This is an onsite Shanghai or online/ remote internship. The internship is unpaid. It is up to the applicant's discretion to choose a start and end date (the dates listed on the posting are flexible). You will be given a short finance quiz to test your background and passion for finance.

What you will learn:
How to model real estate investments, waterfall and dividend payouts between limited partners and the general partner and various investment structures.
What you will do:
Financial Models- Prepare excel financial models to show cash flows including project cash flows and dividend cash flows based on waterfalls to limited partners. You will learn how to take a complicated investment structure and convert it into a numerical excel model.
Investment Materials You will take the financial model data and prepare investment memos based on the investment structure and the cash flows.
Training/Mentorship:
Onboarding quizzes, training materials, and guides will be given throughout the internship. For every project, you will receive a written or video guide and instructions, and it's up to you to execute according to your training.
Training calls for difficult projects and financial concepts depending on the project.
Qualifications:
- Strong experience with financial terms and some exposure to different investment structures
- Experience with excel and data manipulation in addition to Office business software
- 3 years minimum of finance/business/accounting classes or relevant experience
- Financial modelling basics such as calculating interest, IRR, VLOOKUP

- You will be given our investment materials and asked questions regarding finance terms and the materials. If you can understand the materials and pass the quiz, you will have an interview.
- You will also be given a financial modelling quiz.
